  • Remove excess furniture and personal items to create a sense of space.

Cleaning

  • Deep clean the entire home, including carpets, windows, and baseboards.
  • Focus on high-impact areas like kitchens & bathrooms.

Repairs

  • Fix leaky faucets, squeaky doors, & broken fixtures.
  • Touch up paint on walls, doors, and trim.
  • Replace burned-out lightbulbs and ensure all switches work.

Curb Appeal

  • Trim shrubs, mow the lawn, and plant fresh flowers.
  • Pressure-wash driveways, sidewalks,, & exterior walls.
  • Repaint or replace the front door if needed.

Gather Key Documents/Information

  • Warranty information (roof, appliances, HVAC, etc.).
  • Utility bills to show energy efficiency.
  • Records of recent upgrades, renovations, or repairs.
  • If you have not had the AC serviced/cleaned in 6 months, highly recommend.

Collect the Ages of key components

  • Roof
  • Air conditioning system (HVAC)
  • Water heater
  • Windows and doors
  • Water filtration systems (if applicable)
  • Pool equipment (if applicable)

Depersonalization

  • Remove family photos, collectibles, & personal décor.
  • Keep the design neutral & appeal to a wide range of buyers.

Home Inspection (Optional)

  • Conduct a pre-listing inspection to address any major issues proactively. We can refer reputable contractors, just ask.

Before Showings and Open Houses

 

Final Touches

  • Do not use scents (candles, essential oils, or wall plug-ins).
  • Keep the home well-lit with natural and artificial light.
  • Ensure all rooms are clean, organized, and ready for viewing.

Security Measures

  • Secure valuables, prescription medications, and sensitive documents.

Pets

  • Make arrangements to remove pets during showings.
  • Clean pet areas and remove odors.
